Dr. Phillips is a short drive south of our Westgate Dr office — close enough that it's one of the areas we're on most often for both residential re-roofs and commercial work along Sand Lake Rd.

The neighborhood

Established, tree-lined, and mostly built out in waves since the 1980s

Dr. Phillips grew up around Sand Lake Rd, Turkey Lake Rd, and the lake chain running through the middle of the community — Sand Lake, Tibet-Butler, Bay Vista, and the others that give the area its name recognition. Housing stock here spans a wide range: established ranch and two-story homes from the 1980s and 1990s around the older sections near Bay Hill and Sand Lake, with newer construction and townhome/condo development filling in over the 2000s and 2010s closer to the Dr. Phillips Marketplace/Restaurant Row corridor.

That range matters for roofing. The older core has a lot of original or one-time-replaced architectural shingle roofs now well past the point where an inspection makes sense, while newer construction tends to already have more current shingle or tile systems that mostly need maintenance and storm-damage checks rather than full replacement.

Dr. Phillips is unincorporated Orange County, so roofing permits go through Orange County Building Safety rather than the City of Orlando. A full re-roof or major repair needs a permit on file and a passed final inspection before the job is done in the county's eyes — not just in ours. We pull the permit, coordinate the inspection timing, and keep a copy of the closed-out permit for your records.

If a storm caused the damage and insurance is involved, we document it thoroughly and write the scope to a format your adjuster will recognize.
