Most of Windermere falls under unincorporated Orange County for building permits (a small portion sits within the Town of Windermere's own limits — we confirm jurisdiction address-by-address before filing). A full re-roof or major tile/shingle replacement requires a county permit and a passed final inspection. Because many Windermere communities are gated and deed-restricted, there's often an HOA or architectural review committee (ARC) approval step too, especially for anything that changes tile color, profile, or a shingle's appearance — we build that into the project timeline up front instead of surprising you with it mid-job.
